Which Letting Service Do You Require?

At Amber we offer three types of Lettings Service…

Vet & Let Only – Find the tenant, vet the tenant

Vet, Let & Collect - Find the tenant, vet the tenant, collect & forward the rent

Full Management – the hands free option, we do everything

Your decision depends on whether you wish to remain in charge of rent collection, maintenance, inspections, etc, or simply leave the management of the let entirely to us.

Let Only Service

On receipt of your formal instruction to let your property, we will…

  • Promote & Market your property, ensuring that it reaches the widest audience possible
  • Display details of your available property in our branch’s windows and LCD screens
  • Posting a 'To Let' flag-board outside the property to attract passing potential tenants
  • Book & Conduct all Viewings, so allowing you to get on with your everyday life
  • Advise you immediately of any tenancy applications or intelligent offers
  • Vet all potential tenants. This includes a face to face Interview, after which we request and verify various references such as; character, employment, previous landlord, bank, credit and guarantors when necessary
  • Draw-Up A Tenancy Agreement. Preparing the documentation required by current legislation
  • Collect the first month's rent & deposit and allocate accordingly

Let & Collect Service

This is the hands free option. In addition to all the above services, we will:

  • Collect & forward rent every month (this been more favourable amongst our landlords with direct debit set out for their mortgages. As it allows us to monitor that the rents are paid promptly)

Full Management Service

his is the hands free option. In addition to all the above services, we will:

  • Arrange and oversee the inventory of your property prior to rental
  • Collect rent monthly and forward it to you by BACS Transfer, minus our fees and expenses
  • Monitor rent payments and alert you if tenants fall behind or breach the Tenancy Agreement
  • Inform the local authority and basic utility services of the change of occupancy (excludes telephonic services)
  • Hold the tenant's security deposit in compliance with the Housing Act 2004 Tenancy Deposit Scheme
  • Carry out a quarterly inspection and supply a report of your property’s state & condition
  • Co-ordinate all minor repairs up to an agreed limit, deducting costs from your monthly invoice for rents received
  • Contact you shortly before the tenancy agreement ends and seek your instructions for re-letting or selling the property. Arrange and oversee the inspection and inventory at the end of the tenancy
  • Settle any dilapidations with tenants before sanctioning the release of their deposit. Arrange cleaning and minor repairs if necessary, deducting costs from the tenant's deposit where applicable and agreed (subject to Tenancy Deposit Scheme legislation)
